The part worth knowing
What people find out too late.
The funding fee is the part nobody mentions up front. It is a one-time fee on most VA loans and it is usually financed rather than paid at closing. If you receive VA disability compensation you are generally exempt — and the award letter is the only thing that proves it. Lucy checks your exemption status before anything else, because it changes the whole picture.

Can I use a VA loan more than once?
Yes. Entitlement is not spent after one use, and it can be restored after a sale. If you still own a home financed with VA, there are rules about remaining entitlement — send Lucy the details and she will work it out.
Does a VA loan take longer to close?
Not materially. The appraisal is ordered through the VA system, which occasionally adds a few days, and what actually delays files is missing documents rather than the program itself.
Will sellers accept a VA offer?
Some agents still believe VA offers are slow or fragile. A real pre-approval letter, and a lender your agent can call, is the answer to that — and Lucy will talk to the listing agent directly when it helps.
