Buying a home?
You'll love Lucy.
You will never be blindsided. You will always know what happens now and what happens next.
Lucy Thornton finances homebuyers with the attention a four-person team can actually give — backed by EDGE Home Finance's full menu of conventional, FHA, USDA, jumbo and specialist VA loans.
The story behind
the name.
Lucy got her start in real estate in 2006, earning her license while stationed in Oklahoma with her husband, Jim. They were an Army family — Oklahoma, Germany, Texas, Korea, and eventually Georgia — so she's moved the way a lot of her military clients move, and knows what it takes to get a house lined up around orders.
Being on the agent side taught her how much the lender matters to whether a deal closes on time. So in February 2022 she got her lending license and started Lucy the Lender. She's leaned hard into VA loans in particular — as a military spouse she's been through the VA loan process eight times across the family's own moves, so she's not learning the entitlement and funding-fee rules from a manual.
"I want you to be educated on the process."

The VA funding fee is real money, and it is usually financed rather than waived.
Everyone talks about what a VA loan doesn't require. The part that gets left out: most VA loans carry a one-time funding fee, set by the VA as a share of the loan, so it grows with the price of the house. Most buyers finance it, which means paying interest on it for as long as they keep the loan. Lucy will show you the actual figure for your file before you commit.
Who it affects: anyone not receiving VA disability compensation — the exemption most buyers have never been told exists.
What Lucy does: checks your exemption status first, then runs VA against conventional on total cost so you can see both before you choose. Sometimes VA does not win, and she will tell you that.
Four steps, and you know where you stand.
Nothing here is a surprise, and nothing happens without Lucy telling you first. This is the whole first week.

1
A conversation
Fifteen minutes on the phone. What you are trying to buy, what you have saved, what worries you. No documents yet. -
2
She tells you the options
Which programs you qualify for, what each would actually cost, and the tradeoff on each one. Including the ones that do not suit you. -
3
Documents, once
She asks for everything up front rather than in dribs. Missing pay stubs are what actually delay files, so they get collected early. -
4
A pre-approval you can shop with
A real letter your agent can put behind an offer — and from here, you always know which step you are on.
