About Lucy

The story behind
the name.

Lucy got her start in real estate in 2006, earning her license while stationed in Oklahoma with her husband, Jim. They were an Army family — Oklahoma, Germany, Texas, Korea, and eventually Georgia — so she's moved the way a lot of her military clients move, and knows what it takes to get a house lined up around orders.

Being on the agent side taught her how much the lender matters to whether a deal closes on time. So in February 2022 she got her lending license and started Lucy the Lender. She's leaned hard into VA loans in particular — as a military spouse she's been through the VA loan process eight times across the family's own moves, so she's not learning the entitlement and funding-fee rules from a manual.

The hard part

The VA funding fee is real money, and it is usually financed rather than waived.

Everyone talks about what a VA loan doesn't require. The part that gets left out: most VA loans carry a one-time funding fee, set by the VA as a share of the loan, so it grows with the price of the house. Most buyers finance it, which means paying interest on it for as long as they keep the loan. Lucy will show you the actual figure for your file before you commit.

Who it affects: anyone not receiving VA disability compensation — the exemption most buyers have never been told exists.

What Lucy does: checks your exemption status first, then runs VA against conventional on total cost so you can see both before you choose. Sometimes VA does not win, and she will tell you that.

General answers — every situation is different, so treat these as a starting point rather than a quote.

What's the difference between working with Lucy and going straight to a bank?

A bank can only offer you its own products. As a broker under EDGE Home Finance, Lucy shops multiple lenders against your file — which matters most on jumbo loans and thinner-credit files, where guidelines vary a lot lender to lender.

What states is Lucy licensed in?

Alabama, Florida, Georgia, Indiana, North Carolina, Rhode Island, South Carolina, Tennessee, Texas and Virginia. Georgia is home base.

How much down payment do I actually need?

Less than most people assume, and it depends on the program, your eligibility and the property. Gift funds from family are allowed on every program, with a signed letter saying it's a gift and not a loan. Lucy will tell you what your file actually needs on the first call.

How long does closing actually take?

Most purchase loans close in 30 to 45 days from a fully submitted application. You'll receive a Closing Disclosure at least three business days before closing so you have time to review the numbers.

Do you work with first-time homebuyers?

Yes — it's a large part of the business. The most useful thing a first-time buyer can do is get pre-approved before touring homes, so you know what you're working with before you fall in love with something.
