Home loans in Savannah and Pooler

Savannah is a lot of different markets in one.

There's the historic district and its condos, the islands and the marsh, Pooler's newer neighborhoods where I-95 meets I-16, Port Wentworth growing fast up by the port, and everything in between. Hunter Army Airfield is inside the city, and the port, the airport and the jobs around them keep people moving in.

Lucy works across all of it. Each part of town raises its own questions about the loan, and those are the ones worth knowing early.

The part worth knowing

Flood zones and insurance: check first

This is a coastal city, and some homes sit in a flood zone. If a house needs flood insurance, that premium is part of your monthly cost, and that's the number you qualify on. Homeowners insurance can run higher on the coast too.

The good news: the City of Savannah takes part in FEMA's Community Rating System, which discounts most National Flood Insurance Program policies on homes inside the city limits. Private flood policies work differently, and towns outside the city have their own ratings, so it's worth asking about the address you're looking at.

Lucy checks the flood zone and gets a real insurance number early, before you're attached to a house. It's the difference between a smooth closing and a scramble.

Condos

Downtown condos

If you love a condo in the historic district, know this before you write an offer: the building matters as much as the unit. A VA loan generally needs the whole condo project approved by the VA. FHA approves buildings too, and in some cases it can approve a single unit in a building that isn't on its list. A conventional loan has its own condo review. Not every building clears all three.

Lucy checks the building first, so you don't spend money on inspections for a place the loan can't do.

Getting in the door

When cash for a down payment is tight

This is one of the most-asked questions around Pooler. Here's the honest version:

  • VA loans can finance the whole purchase price for eligible veterans and service members.
  • FHA loans are built for buyers who have less saved up, and they're more forgiving on past credit.
  • Closing costs are separate from the down payment, and there are ways to plan for them, including asking the seller to help.

Which one fits depends on you. Lucy will tell you plainly, then help you plan for every dollar due at closing. More on FHA loans and VA loans.

Answers

Questions people ask.

General answers. Every file is different, so treat these as a starting point rather than a quote.

Can I buy in Pooler without a big down payment?

Often, yes. VA loans can finance the whole purchase price for eligible buyers, and FHA is built for buyers with less saved. Closing costs are separate, so Lucy helps you plan for those too.

Does flood insurance affect what I qualify for?

Yes. If the home needs flood insurance, the premium is part of your monthly cost. Lucy checks the flood zone early so it's never a surprise.

Can I use an FHA or VA loan on a downtown condo?

It depends on the building. VA generally needs the whole project approved; FHA approves buildings and sometimes single units. Lucy checks the building before you make an offer.

Do you work in Port Wentworth?

Yes. Port Wentworth is one of the fastest-growing cities in Chatham County, with a lot of new homes on the way, and Lucy works there just as she does across Savannah and Pooler. She's licensed across Georgia and works all over the area, from Richmond Hill to Hinesville.
